When a person or family moving to
Delhi coming from other part of the country due to transfer, jobs, education or
any other factor, where do they go when the property rates in Delhi and even in
NCR have reached to an unaffordable mark. The best answer to that will be
Kundli or Sonipat.
Currently, Sonepat is the only
city for people having their jobs in Delhi and/or are planning to settle down
in Delhi where people can actually think about buying and renting a property. Property
in Sonipat is still up to an affordable mark and currently even with

Haryana's chief minister
Bhupinder Singh Hoodahave recently promised that the Sonipat-Kundli region will
soon emerge as a centre of excellence, which can be gauged from the fact that
out of four railway over-bridge projects approved for Haryana, two are in the
Sonipat-Kundli area alone.
The state government also aims to
transform the region into an education hub, after the successful transformation
of Gurgaon as an IT destination in the Delhi-NCR region. For this, the state
government is planning to set up a knowledge city, to be known as Rajiv Gandhi
Education City, on nearly 5,000 acres in the Sonipat-Kundli Multi-Functional
Urban Complex along the National Highway 1.
In Kundli, the average plot price
today ranges between Rs 25,000 and Rs 30,000 per sq yard, whereas a few years
ago, when TDI Infrastructure Ltd, the largest developer of the region, launched
their initial projects there, the price was about Rs 5,000 per sq yard, he
says, adding, "Still, property prices are far cheaper in the
Sonipat-Kundli area compared to the other parts of the Delhi-NCR region,
offering much scope for appreciation in future."
The biggest advantage of buying a
property in Sonipat is that
the connectivity from Sonipat to Delhi is very convenient with the help of
public transportation like state transport buses, shared cabs etc. now there is
a plan that Delhi’s metro line will get extended to Kundli which is just around
33 kms from Sonipat. With the upcoming railway over-bridge project at
Sonipat-Gohana road, one can reach Sonipat from Delhi in just 20 mins.
According to many industry
observers and property investors, it is suggested that buying property in
Sonipat and Kundli will be a smart investment decision for the investors
looking to buy a luxury home paying less than half as compared to Delhi.
People already bought properties
in Sonipat are also playing smartly by giving that property in lease (if didn’t
like to live there) and renting a property in Delhi. This creates balance
between their income and expenditure as well and there Sonipat
property is automatically getting appreciated.
